Question 1

Do I pay you?

Accepted Answer

No. Apartment locating is free for renters. When a lease is signed, the community pays Fancy Apartments a referral fee for filling a vacant home. Your rent is the price the property set. Using a locator does not add a charge on top.

Question 2

How do you get credit for the lease?

Accepted Answer

Write Tyler Lejeune and Fancy Apartments on the guest card before you tour, and list me as your apartment locator on the rental application. If another agent already registered you at that community, tell me before you go. The name on the guest card is what the property uses.

Question 3

Which cities do you cover?

Accepted Answer

Houston, Austin, and Dallas — garden-style apartments, mid-rises, high-rises, lofts, split-levels, and homes. Same service in each market: a shortlist, tour plan, and help through the application.

Question 4

When should I start?

Accepted Answer

Tour when you are ready to apply. For most Texas moves that is about 45 to 60 days out. If you are only in town for a weekend, treat the trip as the day you pick and apply. Looking months early is useful for neighborhoods. It is a weak way to lock a price.

Question 5

What do communities usually ask for?

Accepted Answer

Many Texas properties ask for income around three times the rent, credit often above 600, and a rental history without an eviction, a broken lease, or unpaid rental debt. Some are stricter. I’ll tell you when a building is likely to pass or when it is a reach. The property makes the decision, not the locator.

Question 6

Can you tell me which areas are safe?

Accepted Answer

No. Licensed agents do not steer by safety or by who lives in a neighborhood. Tell me the practical pieces: budget, commute, building type, pets, parking, and how you want the week to feel. I’ll narrow the list from those.

Question 7

Does my roommate have to be on the lease?

Accepted Answer

In Texas, an occupant 18 or older who lives in the apartment has to be on the lease. Plan on them applying, not visiting the tour and deciding later.

Question 8

What if I change my mind after I apply?

Accepted Answer

You can usually withdraw an application. Expect to lose the application fee. I can send another round of homes if the first one is wrong. Say so the same day, before the approval turns into a lease.

Question 9

Can you get a lower rent than the website?

Accepted Answer

Sometimes a community will add a special, waive a fee, or adjust a deposit when they need the occupancy. Many prices are fixed and a locator cannot talk them down. Ask me to check. Do not assume there is a secret rate.

Question 10

What happens after I send the search form?

Accepted Answer

I read the brief, check what is actually open that matches, and text or email a shortlist with Fancy listing codes, pricing notes, and next steps. If something is missing — roommate, pet weight, hard commute — I ask before I send homes.

Question 11

Why do I only see Fancy listing codes?

Accepted Answer

Client pages keep community names and street addresses off the public site. Each code maps to a real unit in Fancy. When we shortlist, you get photos, rent, and the details you need — then we book tours under my name.

Question 12

Can you help if I need to tour this week?

Accepted Answer

Yes. Say so on the form or text me. Same-week moves are tight on inventory, so the brief matters: city, budget, beds, and any deal-breakers. I will prioritize what can tour and apply on your timeline.

Question 13

I have a pet — will that kill the search?

Accepted Answer

Not by itself. Tell me the animal, weight, and breed up front. Pet rent, deposits, and breed or weight caps vary by community. I filter those before you drive so you are not surprised at the leasing desk.

Before you send the brief.

Ready when you are.
